Call to Order
Chairman Ruemenapp called the meeting to order with the Pledge of Allegiance.

Minutes Correction
Chairman Ruemenapp notes that the Minutes of the April 12, 2006 Administrative
Meeting of the Zoning Board of Appeals do not indicate that all members were
present. B. Cole notes a typographic error in the spelling of her name.
Motion – Approval of Minutes
N. Gasparetto moves to approve the minutes of the Zoning Board of Appeals
Administrative Meeting held April 12, 2006 as corrected. B. Cole seconds the
motion. M/C
Motion – To Approve Agenda
J. Andersen moves to approve the agenda as submitted. B. Cole seconds the
motion. M/C
Walt Meldrum is present at the meeting requesting a variance that is necessary
for approval of a new site plan for the expansion of his business, Walzz
Mechanical.
Appeal 2006-1 (Walt Meldrum)
Walt Meldrum, owner of Walzz Mechanical, 8041 St. Clair Hwy. requests a variance
to Section 13.05, B.5 to permit eliminating the green strip on the site plan for
the property. The green strip reduces a parking area that is limited in size.
Chairman Ruemenapp recalls that there were concerns expressed during in the
hearing for Appeal 98-3, April 14, 1998 t the time that the green strip would be
detrimental by limiting parking and interfering with vehicles entering and
exiting the parking area.(see Minutes of the Administrative Meeting of April 14,
1998 & Appeal 98-3).

Motion – Appeal 2006-1
B. Cole moves to grant a variance Section 13.05, B.5 of the Zoning Ordinance to
permit the elimination of the green strip from the site plan. M/C
The variance is granted for the following reasons:
The setback of the property is similar to nearby properties on St. Clair Hwy.
The green strip restricts parking that is limited by the short set back of the
business from the road.
The green strip restricts entrance and exit from the business and poses a hazard
because of the proximity of the business to the road.
No harm is foreseen in granting the variance.
D. Goulston gives a short report of issues discussed at the June 6, 2006 Board
of Trustees. He relates some of the issues impacting the establishment of a
district dispatch authority.
